Mumbai-based realty major Lodha Developers on Tuesday announced plans to build the world’s tallest tower at a cost of Rs 2,000 crore in central Mumbai. Players in the real estate business are of the opinion that there would certainly be demand for this mammoth project.According to Yashwant Dalal, president of the Estate Agents Association of India, a project of such magnitude will surely invoke a lot of curiosity. The tower is expected to be ready by 2014.”The property prices in Worli in central Mumbai are anywhere between Rs 60,000 to Rs 65,000 per sq ft depending on the building and the amenities. A project of such big magnitude would surely be priced at a premium. We anticipate that there would be some demand for the project from high net worth individuals,” he said.For the project, Lodha Developers has tied up with New York-based architectural firm Pei Cobb Freed and Partners and structural engineering firm LERA. The project, christened World One, is to be built over 17 acres at Upper Worli.”Through the partnership with global architects, designers and engineers, the company seeks to bring to Mumbai a landmark, which would exemplify the spirit of Mumbai – to always soar higher through hard work and passion,” Abhisheck Lodha, director of Lodha Developers, is reported to have said.The company, which plans to launch a $650-million initial public offering (IPO) later this year, will start bookings by the end of June, 2010. The company plans to fund the project through a combination of customer receipts, accruals of the company and debt finance. “If need be, we might also go in for private equity funding,” Lodha added.advertisementThe building would include about 300 exclusive homes, including three-four bedroom World Residences, lavish World Villas with their own private pools and a limited number of uber-luxurious duplex-world mansions. The company plans to construct three residential towers, a high-end shopping avenue and a world-lass office building.”At over 1,450 ft in height, World One would be the tallest residential tower in the world, which would be rated as Gold Leed certified building,” Lodha added. The units would be ranged between Rs 7.5-Rs 50- crore. Lodha’s also stated that it has already received booking for a few units during prelaunch, which are priced at over Rs 25,000 per sq ft.”We have taken special measures to ensure the highest levels of fire safety and have designed the structure to manage the effect of wind and seismic movements,” Lodha said.The site would have over twolakh sq ft (or five acres) of landscape area for the residents, including a special 80,000 sq ft sports club at a height of 175-feet above ground.Pawan Swamy, managing director (western India), of Jones Lang Lasalle Meghraj, a global realty consultancy firm, said Lodha Developers have the necessary permissions to build a similar project at their recently acquired plot at Wadala for a whopping Rs 4,050 crore.Anand Gupta, Honorary treasurer of the All India Builders Association of India, said the project is something that all should all be proud of.”The structure and the skyline of the city symbolise the development and the progress of the city. If 10 to 20 such projects come up, it would not only mean a huge inflow in terms of revenue to the state government but also the growth the state is seeing,” he said.Earlier, in the first week of April, 2010, a 3,640- sq ft sea facing duplex flat on the 19th and the 20th floors of Samudra Mahal in Worli, Mumbai was sold for Rs 33 crore making it one of the most expensive deals in the country with a flat rate of over Rs 90,000 per sq ft.
Even as the Commonwealth Games (CWG) organisers have been struggling to get various projects completed, they now face a new hurdle. Seeking immediate payment of their dues, the contractors working on these projects have threatened to stop work. The contractors working on the projects of Municipal Corporation of Delhi (MCD) related to the Games claimed that their payments totalling over Rs 650 crore were pending with the MCD. Seeking immediate disbursement of their payments, over 200 contractors gathered outside the city town hall on Wednesday. They alleged that they have not been paid for last 18 months to three years for various contracts of MCD. Those working on the CWG projects said they have not been paid for the past five months. As an ultimatum, they have already stalled all civil works apart from the CWG-related projects. Contractors said they have not stopped work on CWG projects yet as it is a matter of national prestige.

The sale of Dadri wetlands, home to several wildlife species, in Greater Noida to a private builder has come under the Environment Ministry scanner for flouting environmental laws.Environment Minister Jayanthi Natarajan told Rajya Sabha on Tuesday that her ministry had received a complaint regarding reclamation of wetland habitats in Bil Akbarpur by Ansal Private Limited and had sent a central team to verify the complaint.The team found that the sale of the wetland area by the state government violated the green clearance condition that no wetland should be infringed during construction and any wetland coming in the project area should be suitably rejuvenated and conserved.The clearance to the project was granted by the State Level Environment Impact Assessment Authority of UP.Mail Today had first reported the spotting of blackbucks, blue bulls, chinkara and four-horned antelopes by wildlife enthusiasts.”This wetland harbours a good concentration of avian fauna in terms of biodiversity and density and is considered to be a viable avian habitat,” Natarajan said. She, however, clarified that there was no corroborative evidence of the presence of 200 endangered species of birds in the area.According to a survey conducted by the UP government in 2009, Bil Akbarpur has been identified as an important wetland, covering 4 hectares.Natarajan told the House that a show cause notice was issued to the builder under Section 5 of Environment (Protection) Act, 1986 to stop any construction, earth filling or land reclamation work in the vicinity of wetland.”The entire area has been concretised and there is nothing left. The builders and a local big college had bought the entire wetlands area. The government wants to sell each bit of that land so that no such reservoirs are left,” ecologist Anand Arya said.advertisementStrangely, the district forest department has long been denying the considerable presence of wildlife and has been claiming that there were only a few species in the area. It had even denied that there were wetlands in the area though its own RTI replies revealed that Bil Akbapur had 4 hectares of wetland.”The Greater Noida authority is spending crores to develop a night safari, that too artificially, but it can’t see the vast potential of an area, which exists naturally and on which it just has to spend minuscule amount to conserve it,” activist Vikrant Kumar Togad said on whose complaint the ministry acted.The fact-finding team sent by the ministry in January had recorded the presence of blackbucks and rare migratory birds in and around the habitat.”We are pursuing the government to initiate immediate steps to declare it as a sanctuary,” Togad added.”We have recorded more than 220 species of birds, including Sarus (state bird of UP), Blue Throat and waterfowls like Malard, Pintale, Shovelers, Garganey, Pochards, Wigeons and Waders. It is the richest bird habitat in Delhi’s vicinity but the government is hardly concerned,” Arya said.

Meagan was on holiday in Hawaii, when she got this last message two weeks before Hughes’ death.A close friend of Phillip Hughes has made public the last text message he sent to her before he died in a Sydney hospital two days after getting hit by a cricket ball.Hughes had met Meagan Simpson, 26, three years ago in a Sydney pub and became good friends ever since. “We were at his favourite pub in Sydney, The Palace at Breakfast Point… he tried to pick me up and told me he was a banker. I didn’t know who he was at that point,” Meagan told Daily Mail.Meagan was on holiday in Hawaii, when she got this last message two weeks before Hughes’ death. After their first meeting at the pub, both of them bonded over late night phone calls, coffee and shopping trips. Meagan, who works as a sports coach for AFL team the Giants was probed by players in her team, about how she knew Hughes.Hughes had met Meagan Simpson, 26, three years ago in a Sydney pub and became good friends ever since. “They said ‘he’s an Australian cricketer’. I felt like a silly bugger. New Delhi, Sep 20 (PTI) IKEA Foundation, the philanthropic arm of Swedish home furnishing major IKEA, says it will strengthen its activities to support children, youth and women in India. The foundation has been active in India since 2000 and has contributed 168 million euros to programmes run by its different partners targeting children and women in 19 states so far. “Since 2010 a quarter of our donations went to programmes in India (EUR 94 million) and I can say that India will continue to remain a focus area for us,” IKEA Foundation Communications and Strategic Planning Head Jonathan Spampinato told PTI. Globally, the foundation had made grants totalling 420 million euros since 2010. “Today, the IKEA Foundation supports projects that change attitude towards child labour, provide education and support children,” Spampinato said adding the aim was to help families break the cycle of poverty. “We also fund programmes to empower women,” he said. Elaborating the foundations strategy, he said: “Our goal in India is to help children and youth, primarily the ones living in extreme poverty, who are deprived of the opportunities available to most children in the rest of the world.” On the challenges in the country, he said: “In India there are 130 million children living in poverty – so we have a long journey ahead.” The IKEA Foundation works through its selected partners in India.
